There are currently THREE (3) bills in various stages of the State legislature that would impact shore rentals if passed. In addition, numerous municipalities in New Jersey have proposed or implemented BANS on Short Term Rentals. It is critical that we get a voice in Trenton to make sure our interests are protected.

Summary: Clarifies definition of “professionally managed unit” for transient accommodation taxes.
Status: Referred to Assembly Tourism, Gaming and the Arts Committee
Commentary: This bill is SUPPORTED and was proposed by The Coalition back in 2020. It will clarify some potential ambiguities in how the current definition of “Professionally Managed Units” could be interpreted.

Summary: Requires refund or credit for certain transient and short-term rental reservations when a public health emergency or state of emergency is in effect.
Status: Referred to Assembly Commerce and Economic Development Committee. The Senate version S2412 has been passed.
Commentary: If passed would be retroactive to March 9, 2020 AND could unintentionally capture future rentals during ANY state of emergency declared in NJ regardless of whether it affects the Jersey Shore or the rentability of our properties. The Coalition OPPOSES this bill.

Summary: Modifies certain definitions related to transient accommodation taxes and fees.
Status: Referred to Assembly Commerce and Economic Development Committee. The senate version S3715 has been passed.
Commentary: This bill could potentially expand the taxability of shore rentals and The Coalition is OPPOSED to this bill.
